We do both. Bayfair builds custom homes on our clients’ lots in South Tampa, Odessa, and St. Petersburg, and we also offer select homesites we’ve identified as ideal for luxury custom homes. If you already own a lot, we’ll evaluate it with you; if not, we can help you find and assess a property that fits the home you want to build.

Because every Bayfair home is one‑of‑a‑kind, pricing depends on your lot, the size and complexity of the home, and the level of finishes you choose. Most of our projects fall into an upper‑end custom range that reflects the neighborhoods we serve in South Tampa, Odessa, and St. Petersburg; in an early meeting we’ll share realistic starting ranges for what you want to build on your specific site.
We typically offer either a clearly defined fixed‑price contract for the majority of our projects – fixed price contracts enable clients to have less stress by having a fixed price for their build, along with allowances for finishes to provide flexibility in choosing finishes.
For complex custom projects, or based upon our client’s preference, we also offer transparent cost‑plus structure, depending on what best fits the project and your preferences.
